New to Atlanta, Buyer Finds East Lake Bungalow!

Danielle and Tim had been living in two different states, but a job change was finally bringing them together in Atlanta. Buckhead Townhouse for the Win!

City Living

Windsor Over Peachtree - ViewMatt lives in Charlotte, NC, but a new job brings him to Atlanta every week. Tired of living out of a suitcase and hotel, he wanted something more permanent.  Matt wasn’t totally green when it came to Atlanta, having done a brief stint in the city about 10 years ago. However, things have changed a lot since then and he wanted to get re-acquainted with Midtown, Virginia Highlands and the surrounding neighborhoods.

We spent the first couple outings looking at several buildings in the area before honing in on Midtown. The desire was to have a central, walkable, lock-and-go property. From Miami to Midtown, Atlanta!

Pedro and Mary were living in Miami when Pedro’s work started requiring him to commute to Atlanta a few days a week. With Pedro’s work project expected to last 2+ years and the Atlanta real estate market being one of the strongest in the nation, it made sense for Pedro to consider buying a second home.

They knew they wanted to live somewhere walkable and with access to Marta for Pedro’s frequent trips to and from the airport. This brought them to Midtown, but they needed to get familiar with the neighborhood.  Pedro and I began the search by looking at all the buildings in Midtown and weighing the options. Comparing the locations, amenities, resale values, etc. Once we visited all the buildings Pedro and Mary were able to narrow it down to just 2-3 buildings. Don’t let Zillow cost you money – Zillow introduces new ‘Owner Dashboard’ feature

money_out_windowDid you know that Zillow is broadcasting an “estimated value” of your house, whether you like it or not, even if it’s not on the market? Did you also know, by Zillow’s own admission, that more times than not this ‘estimate’ is inaccurate? This info coupled with the fact that 95%+ of home buyers start their search online is a SCARY thought!

Zestimates are a point of contention for so many people. Whether you’re a property owner who believes your house is more valuable, an agent trying to accurately price a home, or a potential buyer who puts too much value in a zestimate however misguided it may be. Regardless of how accurate a Zillow “zestimate” is, it is something that you need to acknowledge and be equipped to deal with.

How Zillow get’s it’s “Zestimates”

For something so many consumers put “faith” in, it’s shocking how few actually know where Zillow comes up with it’s Zestimates.  Zillow explains, “We use proprietary automated valuation models that apply advanced algorithms to analyze our data to identify relationships within a specific geographic area, between this home-related data and actual sales prices.” In layman’s terms it means a computer program is attempting an educated guess based on a math formula. They have never physically seen your home, let alone been inside it. How much faith would you put in an agent to price your home if they’ve never seen it before?

The only problem with using a set of algorithms to price a home is that no two homes are alike! As someone who looks at homes for a living, I am constantly reminded of this. Even cookie cutter neighborhoods show variations from home to home including wear and tear, location, maintenance, and countless other intangibles that simply can not be factored into an algorithm.

When it comes to pricing a home, everything needs to be taken into consideration. For most people their home is the single biggest investment they will ever make. Doesn’t that deserve the utmost diligence? (more…)

Atlanta Adopts the Bicycle!!

The city of Atlanta is quickly becoming a proponent of bicycles and the month of June offers several opportunities for residents to experience this first hand. Often referred to as the poster child for suburban sprawl, Atlanta has recently been putting an emphasis on becoming more pedestrian friendly. This can be seen in the countless mixed-use developments that are popping up on every street corner, the push to further extend and develop the Atlanta Beltline, talks of adding bike lanes on major thoroughfares and even a bike share program? Yep that’s right, Atlanta is getting its very own bike share program, similar to that of NYC’s Citi Bike. See what else Atlanta has in store this June for it’s two-wheeling civilians!

Atlanta Streets Alive – June 12th 4-8pm atl streets alive

Atlanta Streets Alive is a program that opens the streets to the people by temporarily closing them to cars. Inspired by open street projects all over the world, the Atlanta Bicycle Coalition has brought this new healthy, sustainable and vibrant city experience to Atlanta. This month’s event will take place on the 2.7 mile stretch of Peachtree Street from Edgewood to 17th Street. The event kicks off with a bicycle parade where participants are encouraged to decorate their bikes and themselves. This year’s “stripe” theme is an effort to push for bike lanes/stripes on Peachtree Street. The free, family-friendly event is open to anybody on foot, bicycle or other human-powered activities. After the parade, patrons can enjoy a hosts of other activities like music, dancing, eating, relaxing, and otherwise just enjoying their city and the people who make it what it is. (more…)
