Buying and Selling in Morningside

I worked with Trey and Cas a little over 2 years ago to purchase a townhome in Morningside. A beautiful daughter and one on the way later, they were ready to move into something more suitable for their growing family. Having lived in Morningside for the past 2 years, they knew they wanted to stay close by. We also had to keep in mind that they would want to buy and sell without being homeless in between.

We saw several homes In Morningside, Virginia Highland, Candler Park, Lake Claire and Oak Grove. After a few weeks of looking a great home hit the market and we moved quickly. Viewing the home on the first day, we won the contract in a multiple offer situation. Now to sell their current home! With several other homes in their neighborhood for sale, we listed and went under contract before any of the other units, for full price!! We also negotiated a later closing date that would allow Trey and Cas some overlap time to do a renovation on their new purchase before they moved in. Coming Home! Buyer finds Peachtree Park Townhouse

Having just moved back to Atlanta after 2years out-of-state for work, Scott was ready to set some roots down in his hometown. Familiar with the city, but less so with the rapidly moving real estate market, we spent some time in the onset considering several neighborhoods and weighing the costs/benefits of each one and prospect for good investment. Ultimately, we were focusing on Buckhead and Brookhaven neighborhoods. We identified a great house that had been sitting on the market at what we determined was an above market price (in this crazy market, if a house is sitting it’s usually a price issue). We did our analysis, determined our opinion of value and began to work on the Seller. After several counteroffers, we were able to get them down and get the deal done! Brookhaven buyer chooses brick townhouse

Megan was a first time homebuyer and looking for something that would fit her busy schedule. Being close to work was key, so we began our home search in the neighborhoods surrounding her office, including Brookhaven, Chamblee and Virginia Highland. Another factor was accommodating her constantly on-the-go lifestyle.  It was important that her new home be low maintenance and secure so that she could just “lock and go!” On our initial outing, we visited the neighborhood that wound up being the community she ultimately chose! Primarily focusing on a few gated townhouse communities in Brookhaven, we found a new listing hit the market and quickly scheduled a showing. Danielle and Tim had been living in two different states, but a job change was finally bringing them together in Atlanta. Neither of them were familiar with the city or it’s many different neighborhoods. Buckhead Townhouse for the Win!

exteriorNadia and Rod were splitting time between their Houston home and Buckhead condo, but wanted to transition to Atlanta fulltime. In need of more space, but not wanting to compromise on location we started going through the options.

Buying in Sandy Springs

City Living

Windsor Over Peachtree - ViewMatt lives in Charlotte, NC, but a new job brings him to Atlanta every week. Tired of living out of a suitcase and hotel, he wanted something more permanent.  Matt wasn’t totally green when it came to Atlanta, having done a brief stint in the city about 10 years ago. However, things have changed a lot since then and he wanted to get re-acquainted with Midtown, Virginia Highlands and the surrounding neighborhoods.

We spent the first couple outings looking at several buildings in the area before honing in on Midtown. The desire was to have a central, walkable, lock-and-go property. From Miami to Midtown, Atlanta!

Pedro and Mary were living in Miami when Pedro’s work started requiring him to commute to Atlanta a few days a week. With Pedro’s work project expected to last 2+ years and the Atlanta real estate market being one of the strongest in the nation, it made sense for Pedro to consider buying a second home.

They knew they wanted to live somewhere walkable and with access to Marta for Pedro’s frequent trips to and from the airport. Moving On Up: Selling Brookhaven & Buying Buckhead

ulrichPreston, Lee Anne and their growing family have called Ashford Park, Brookhaven home for the past 3 years. They owned a charming bungalow on one of the neighborhood’s best streets. Walking distance to the park, elementary school and shops and restaurants off Dresden made their home a knockout. However, they had outgrown their home and needed to find something that better suited the family.
